The Lodges at New House Farm / New House Farm Estate

Just one hour from Central London, New House Farm - a relaxed, blissful, 12 acre East Sussex estate is the perfect, high end, rural escape with 14 large double bedrooms in both the Lodges at New House Farm, and also the central Grade II listed farmhouse.

 The estate is set in 12 acres at the top of the beautiful Rother Valley, with uninterrupted views for miles from all around the estate, over this designated 'Area of Outstanding Natural Beauty'. Set in the middle of the High Weald of East Sussex, this secluded and private estate is centred around a 6 bedroom Grade II listed classic country farmhouse, and six lodges with 8 individual bedrooms, all in a modern rustic style.

 The heart of this country estate is the recently converted Long Barn - a 300 year old, 50 metre long, sumptuous space for our guests to meet and relax in. It is perfectly set up for special occasions, group meetings, and for group dining, celebrations, parties and weddings.

 There is an outdoor heated swimming pool, with its own private gardens and terraces, and an elevated hot tub with breathtaking panoramic views over the rolling valleys.

 The six Lodges sleep between 2 to 6 people, with king size beds, high end personal catering facilities, wood burning stoves, cast iron Victorian roll top baths, wet rooms as well as TV and entertainment facilities. Each Lodge is a peaceful hideaway with fantastic rural views - perfect to relax, unwind and recharge.

 Also, amongst this relaxed, rural estate, there are multiple areas to host groups for dining or meetings, both large (up to 80) or small. There is a private river walk along the banks of the River Rother, which flows directly out to sea, and many secluded spaces to relax in, wildflower meadows, streams, woodland walks and beautifully kept walled gardens.

 Once you are here, we can offer spa treatments either in our treatment room, or in the comfort of your own room/Lodge. We can also cater for groups of any size with our in house chefs. Also, we can source food or other supplies for any needs you may have, which will be waiting for you in your lodge, before your arrival. Please just let us know your requirements in advance of your arrival.

 New House Farm estate is hidden away at the end of a private lane, from the peak of the south facing Rother Valley, reaching all the way down to the banks of the River itself. Located between Etchingham and Ticehurst, in East Sussex, it is one hour from London by car, or 75 minutes by train from Charing Cross, via London Bridge and Waterloo East stations - all going direct to Etchingham station. We are just 3 minutes drive from the station, or a short walk.

Whole Estate

14 separate bedrooms. 7 can be made into twin bedrooms.

21 individual beds - a combination of single / twin and kingsize.

So - 21 single people, and more if they are sharing beds, can be accommodated.

(Also - Not generally for a retreat, but for a large group booking, across the whole estate, we can accommodate up to 50 adults using extra sofabeds and single beds)

The Lodges

8 individual rooms with kingsize beds. 5 can be made into twin bedrooms.

13 individual beds - a combination  of single / twin and kingsize.

So - 13 single people, and more if they are sharing beds, can be accommodated.

(Also - Not generally for a retreat, but for a large group booking, in the lodges, we can accommodate up to 32 adults using extra sofabeds and single beds)

Farmhouse

6 individual bedrooms. 2 can be made into twin bedrooms.

8 individual beds - a combination of single / twin and kingsize.

So - 8 single people, and more if they are sharing beds, can be accommodated.

(Also - Not generally for a retreat, but for a large group booking, in the farmhouse, we can accommodate up to 18 adults using extra sofabeds and single beds)
